1. Decision of the master plan. Landscaping

The area of the developed site of the master plan is 12.24 hectares. This territory includes playgrounds for a yard group for various purposes, the territory of a kindergarten and a rehabilitation center, as well as landscaped recreational spaces for walking, designed for noise and dust protection of the building being designed. A fire bypass 6 m wide is provided around the building at a distance of not more than 10 m and not less than 8 m from the edge of the outer walls of the building of the residential part of the house from the sides where entrances and entrances are provided. 2 entrances and exits from the territory of the kindergarten, the rehabilitation center and the courtyard group are designed, the distances between which do not exceed 300 m. Also, a fire bypass is designed around the neighboring four sectional 16-storey building 6 m wide at a distance from the building: 8 m – from the entrances, 6 m – from other sides.

The kindergarten is located on the eastern side of the building, the RC is on the western side. On the western side in the north-south direction there is a street of the main destination, separated from the projected building by a green zone. In the underground part of this zone, an underground parking lot for 100 cars has been designed, the entrance to which is carried out along a single-track circular ramp from the backup road, located along the main street and separated from it by a green strip.

On the south side in the west-east direction and on the east side in the north-south direction, driveways are provided, along which there are also landscaped spaces.

Yard group includes:

– Playgrounds for children of preschool and primary school age 1327.2 m 2

– Sports grounds 3792 m2

– For recreation of the adult population 189.6 m 2

– For economic purposes 568.8 m 2

– For dog walking 568.8 m2

The areas of the playgrounds were calculated taking into account the number of people in the neighboring house, with which the yard group is combined. The ball courts are oriented in a north-south direction. The surface of the playgrounds is grass and rubberized, the tracks are asphalt, rubberized. All sites are separated from each other by green spaces.

For the residential group of the projected building, the number of guest parking lots is 36 parking spaces, for the neighboring building – 20 parking spaces.

According to the regulatory documents, the project complied with the required setbacks from the building to the sites for various purposes and parking spaces.

Also on the territory of the yard part, an entrance to the waste collection chamber of one and the sections of the residential building is provided.

The following sites are located on the territory of the DOW:

– Sites for each group (4) with a shady canopy with an area of 183.1 m 2

– Total playground area of 250.8 m2

– Area for drying clothes with an area of 100 m 2

– Economic site with an area of 100 m 2

The area of the kindergarten site is 0.91 hectares, taking into account the area occupied by the building. The fence around the territory of the kindergarten has a height of 2.5 m. Along the fence there are strips of landscaping from trees and shrubs both from the inside and from the outside.

The utility site and the place for the placement of waste collection chambers are located at a distance of more than 20 from the building and are separated from the rest of the kindergarten by green spaces.

Around each playground there are circular tracks 1.5 m wide for skiing and cycling. The playgrounds are separated from each other by bushes. The surface of the playgrounds is grass and rubberized, the paths around them are rubberized, the paths to the approach to the drying area are asphalt. The width of the tracks is 1.5 m.

The entrance to the loading catering unit and the utility site is removed from the playgrounds and separated by green spaces.

There are 10 guest parking spaces at a distance of 17 m near the territory of the kindergarten.

The following sites are located on the territory of the RC:

Around all playgrounds for children of preschool age and playgrounds for children of school age with visual impairment, ring paths 1.5 m wide, called the orientation zone, are provided. The playgrounds are separated from each other by green spaces. The surface of the grounds is grassy and rubberized, the paths around them are rubberized, the paths to the approach to the drying area and the utility area are asphalt. The width of the tracks is 1.5 m.

The entrance to the loading catering unit and the utility site is removed from the playgrounds and separated by green spaces.

On the territory of the kindergarten, there are 20 guest parking spaces for employees of the DC at a distance of 50 m from the building, separated by green spaces.

The width of the paths at the main entrance to the territory of the distribution center is 4.5 m with a pavement of road tiles. The same cover is used before the main entrance to knowledge.

2. Space-planning solution

The building consists of 6 sections of different heights (9, 12, 16, 20, 24 floors), 4 of which have different planning solutions. The shape of the building in the plan has the shape of a wave.

The height of the premises on the 1st and 2nd floors is 3.6 m (from floor to floor).

The height of residential floors is 3.3 m (from floor to floor).

The height of the technical floor is 2.7 m (from polo to ceiling).

2.1. Space-planning solution for a residential group

In the building being designed, the 1st and 2nd floors are built-in and attached premises, the remaining floors are residential apartments.

The total number of apartments is 444, the number of inhabitants is 1224 people.

The technical room of the elevator is located on the technical floor.

The plinth is 1.2 m above ground level.

Interfloor communication is carried out using a two-flight staircase type H1, as well as by elevators.

The entrance group of the projected residential building includes an entrance platform, a double vestibule, an elevator hall. The depth of the vestibules is 2.2 m, the width is at least 1.6 m. The depth of the platforms in front of the entrance is 2.2 m, the width is more than 2.2 m. A ramp with a slope of 1:12 is provided at the entrance to the building. All this ensures accessibility for people with limited mobility.
The waste disposal chamber is located adjacent to the elevator shaft, separated by a partition. It has an independent exit, isolated from the entrance to the residential building by a blank wall for the entire width of the entrance area. Before entering the chamber, a ramp is provided for the exit of carts. The floor level of the waste collection chamber is 0.12 m above the ground level, with the exception of one located in the underground part of the knowledge below ground level by 3.0 m.

The apartments are designed based on the conditions of settling them by one family. The number of people in the apartment is determined by the formula: n + 1, where n is the number of rooms in the apartment. The planning solution of the apartments provides for the presence of zones of the main household processes – sleep, family recreation, training sessions, eating, and economic activities.

2.2 Space-planning solution for built-in and attached premises

The building of the kindergarten is designed in 2 floors.

On the ground floor there are 2 group cells, a medical unit, part of the service and amenity premises, a catering unit, a laundry room, a universal hall for music and physical education.

On the second floor there are 2 group cells, one multi-purpose circle room, part of the service and amenity premises, two winter gardens.

The height of the premises in the building of the kindergarten in cleanliness is 3 m.

The building provides 2 dispersed entrances and exits, at which there are rooms for sleds and wheelchairs, a hall-lobby, security rooms.

The composition of the group cell: dressing room, group room, bedroom, pantry, toilet.

Evacuation exits from group cells are provided from the bedrooms directly to the stairwell, from the dressing rooms – to the corridor leading to the stairwell. There are 2 dispersed exits from the universal hall for music and physical education.

The catering unit is provided for working on raw materials, which includes all the necessary premises: a hot shop, a distributing room, a cold shop, a meat and fish shop, a primary vegetable processing shop, a vegetable shop, a washing kitchen utensils, a pantry of dry products, a pantry of vegetables, a pantry of perishables with refrigeration chambers, loading, pantry and washing of exchange containers, pantry of detergents. The planning solution took into account the sequence of technological processes. For convenient transportation of food, there is an elevator lift with a vestibule in front of the entrance next to the catering unit.

Medical facilities are located on the ground floor with a separate external exit from the isolation ward. The composition of the premises of the medical block: a treatment room, a medical room, a waiting room for an isolation ward, an isolation ward, a toilet with a place for preparing disinfectants.

The composition of the laundry room: vestibule, pantry of dirty linen, laundry, ironing, pantry of clean linen. The entrance to the laundry block is removed from the entrances to the group cells.

The space-planning solution of the RC was designed taking into account the peculiarities of this type of medical institutions and the requirements of regulatory documentation.

In one “wing” of the RC building there are accommodation block premises (bedrooms, playrooms, classrooms, “Mother and Child” room, etc.) and dining rooms. The 1st floor of the hospital is intended for children with visual impairments, the 2nd floor is for children with hearing impairments.

In the other “wing” of the RC, a block of rehabilitation and psychological and pedagogical assistance was designed.

Elevators are provided in the RC for convenient movement of patients, parents and staff in the building. Recreational spaces and winter gardens are designed in the corridors.

2.2. Space-planning solution for an underground car park

The estimated number of parking spaces was calculated as follows: 444*0.9*0.25=100, where 444 is the number of apartments in the building. Out of 100 places, 10 are designed for people with limited mobility.

Check-in and check-out is carried out through a circular single-track ramp, which is also one of the emergency exits. Designed 3 evacuation stairs and 2 evacuation ramps for wheelchair users. Parking will include 5 rows of parking spaces. Additional premises include utility rooms for personnel (checkpoint), ventilation chambers, electrical control rooms, and a fire extinguishing pumping station.

Population

The project provides for the conditions for unhindered and convenient movement of the MGN along the site to the building, the complex of structures, taking into account the requirements of urban planning standards. The system of information support tools is provided on all routes of movement available for MGN for the entire period of operation.

The height of the curbs along the edges of the pedestrian paths on the site is 0.05 m.

The height of the side stone at the intersection of sidewalks with the carriageway, as well as the height difference of curbs, side stones along operated lawns and landscaped areas adjacent to pedestrian paths, does not exceed 0.04 m.

Tactile means that perform a warning function on the pavement of pedestrian paths on the site are located 0.8 m before the information object.

The width of the tactile strip is 0.5-0.6 m.

Stairs are duplicated by ramps.

The width of the walking paths is 2 m.

The longitudinal slope of the paths of movement does not exceed 5%, the transverse – 2%.

In the underground car park, 10 parking spaces have been allocated for the transport of disabled people, which is 10% of the total number of parking spaces. These places are designated by signs adopted in international practice.
Places for personal vehicles of disabled people are located near the entrance accessible for disabled people, directly at the exit from the ramp.

External stairs and ramps have handrails, taking into account the technical requirements for stationary support devices in accordance with GOST R 51261.
Entrance platforms at the entrances have: a canopy and a drainage system.
The surfaces of the coverings of the entrance platforms and vestibules are solid.

The width of the evacuation routes is 1.5 m for one-way traffic, 18 m for two-way traffic. The width of the passage in the room with equipment and furniture is 1.2 m. The diameter of the zone for an independent turn of 90-180 ° for a disabled person in a wheelchair is 1.4 m.

The height of the corridors along the entire length is not less than 2.1 m.

Width of doorways not less than 0.9 m

The width of the flight of stairs accessible by MGN is 1.35 m. The width of the treads of the stairs is 0.3 m, and the height of the steps is 0.15 m. The slopes of the stairs are 1:2.
The width of the ramp for exclusively one-way traffic is 1.0 m. The platform on the horizontal section of the ramp with a straight path of movement or at a turn is 1.5 m deep. Guardrails with handrails are installed along both sides of all stairs and ramps. The handrails of the ramps are located at a height of 0.7 and 0.9 m, at the stairs – at a height of 0.9 m.

The dimensions of the entrance area when the door leaf is opened to the outside have dimensions of at least 1.4×2.0 m. The dimensions of the entrance area with a ramp are at least 2.2×2.2 m. The height of the threshold does not exceed 0.014 m.

Transparent canvases are provided with bright contrasting markings with a height of at least 0.1 m and a width of at least 0.2 m, located not lower than 1.2 m and not higher than 1.5 m from the surface of the pedestrian path.

When designing vestibules, it is necessary to provide a free space of 1.4 m between the doors plus the width of the door opening into the inside of the space between the doors.

Door trims are painted in bright contrasting colors (in the RC).

The building is equipped with passenger elevators. Elevator cabin parameters, m: width – 2.1; depth – 1.1. Elevators with a doorway width of 1.2 m.

The size of the shower cabin of the closed type and bathroom is 1.8×1.8 m.
